Stop the further housing development in Bilbrook, South Staffordshire
The Issue
As a resident of Bilbrook, South Staffordshire, I am concerned any future housing development will put undue and potentially dangerous strain on local infrastructure including medical and educational facilities.
The villages of Bilbrook and Codsall are very closely linked, and both are already oversubscribed for doctors spaces for the population as it is from the 2021 census which won't include the two new developments - Bilbrook Mill, Bilbrook (164 homes stated in their original plans) and Keepers Field, Codsall (65 homes stated in their original plans).
Bloor Homes, the developer, have currently submitted two separate plans for development: one opposite the recycling centre on Pendeford Mill Lane, and the second off Lane Green Road. They are also mooting a larger plan including both to cover all eventualities/to ensure planning is approved at all costs.
Including the original phase which already exists; this would result in an estate that would total nearly 1000 homes. This is a big burden for both the villages, and also a total destruction of the green belt in our area.
It will also begin to potentially/likely negatively impact house prices and insurance premiums as Bilbrook will directly border Wolverhampton without a greenbelt. There could even be an overlap in school places/shops as their catchment areas will be closer to Pendeford than Bilbrook and Codsall if the proposed school/shops are approved on the site.
There will be lots more disruption on Pendeford Mill Lane as the first phase resulted in roadworks for years, and on the main route in/out of the village was chaotic and added lots of time to every journey. Lane Green Road is also ill-equipped to deal with additional traffic and roadworks.
The villages are also now suffering from public transport issues with the bus service significantly reduced. The area was designed to be a quiet suburban village, not a town, so the infrastructure will never support 750 new homes which will bring an additional population of at least 1500 (assuming 2 people per house), increasing to over 3000 extra persons (assuming 4 people per house). They may propose a new school and medical facility, but who will staff these when teachers are already leaving the profession, and the NHS cannot attract doctors and medical professionals currently and is in crisis? It seems an empty promise to try and push a housing development that ultimately isn't required for local people on this scale or in this location.
