Stop the Financial Crisis for Small Landlords

The Issue

Petition: Stop the Financial Crisis for Small Landlords
To: The Legislative Assembly of Ontario and the City of Brampton
The Issue: The current Landlord and Tenant Board (LTB) system is broken, leaving small landlords—many of whom are hard-working Brampton residents—vulnerable to financial ruin. While laws are designed to protect innocent tenants, they are being weaponized by a few to live rent-free, leading to a backlog of over 40,000 cases.

Most small landlords do not have the "deep pockets" or legal networks of corporate entities. They are families renting basements to afford their own mortgages or individuals seeking modest passive returns. When rent isn't paid, the bank still demands the mortgage, and the City still demands property tax. We protect commercial landlords with the right to change locks, yet we leave small residential landlords without a safety net while their homes face power of sale.

Our Demands: We call for immediate legislative reform to ensure fairness and accountability in the rental market:

Automatic Termination for Non-Payment: Non-payment of rent should result in immediate tenancy termination if not resolved within 30 days, with a requirement to vacate within 10 days.
Direct Orders Without Hearings: The LTB must be empowered to issue direct orders for termination and vacating within 10 days for clear cases of non-payment, bypassing the months-long hearing backlog.
Credit Reporting Accountability: Non-payment of rent or documented property damage should be directly reportable to Equifax or other credit bureaus to hold bad actors accountable.
Utility Responsibility: Any unpaid utilities must remain the sole legal responsibility of the tenant and never be transferred to the homeowner.
Overcrowding Enforcement: Tenancy should be terminated immediately for overcrowding or if occupants not listed on the original application are residing in the unit.
Small Landlord Protection: If the City of Brampton can implement the Residential Rental Licensing (RRL) program to protect tenants, it must equally provide a framework to protect the rights and savings of tax-paying small landlords.
Conclusion: Accountability is a requirement. If a system isn't performing, it must be fixed. We demand protection for the citizens who work hard, pay their taxes, and provide essential housing in our community.
