Stop the development of a resort in environmentally sensitive Prince Edward County lands

The Issue

We, the undersigned residents and voters of Prince Edward County, are absolutely opposed to the TRAE resort development proposed for 2353 County. Road 7. For the reasons below, we demand that County Council deny any rezoning application that would remove the property from Rural and Environmental Protection uses to allow for the development of a resort, hotel or spa:

-          Zero support from local residents

-          Added vehicular traffic added to the local roads

-          Incessant noise and light pollution

-          Wholesale degradation of the local environment, in an area which properly should be subject to stringent Cape Vessey Natural Core Area environmental regulation to maintain and, where possible, improve the ecological integrity of that area, and its contribution to the ecological health of the County  

-          Limitations on existing and future agricultural uses

-          Introduction of incompatible land uses to rural and agricultural area

-          Zero benefit to local residents

-          Massive reduction to amenity enjoyed by ward residents in their homes and farms

-          The precedent this would set would lead to more resort/hotel/spa development in North Marysburgh and completely undermine the environmental integrity of our great community.

The undersigned call on Councillor David Harrison, Mayor Steve Ferguson and County Council to deny the TRAE development application in its entirety.

EXPLANTORY NOTE TO PETITION

The site consists of open space, treed areas and the escarpment at the north along the Adolphus Reach. The escarpment descends 200 feet to the waterfront below. Existing buildings on the site include a shed at the escarpment top, and a two-storey utility building (built without a building permit) and the “Batcave” docking structure built into the escarpment at the water’s edge. 

The proposed TRAE development would include the establishment of a resort, hotel spa, café, assembly hall and/or an event venue for weddings. Additional amenities are proposed to include: a swimming pool (blasted into the bedrock- a potential hazard for wells 1-3 km away); a pool house; golf cart pathways; walking trails; waterfront features (including land decking; removable docking; swimming; and the use of the existing dock structure and deck (the Batcave- built 25 years ago without Quinte Conservation permit).

An application for a site rezoning has been filed by the Toronto-based developer “2353 County Inc.” The property owners are apparently a group of Toronto investors, and include Alan Hirschfield, former owner of the Fields of Wellington subdivision proposal, who sold out to The Kaitlyn Corporation.

If TRAE proceeds, the resort would bring 19- 2 to 3 bedroom cabins and 12 studio cabins- translating into 54 beds. This would represent approximately 100 person occupancy, as well as an additional 50 support staff. We could expect noticeably greater traffic volumes resulting on County Road 7 and local roads.
