To: Warrenville Mayor, City Council, and Planning Commission

 

We, the residents and concerned citizens of Warrenville and the surrounding area, call on city officials to reject the proposed Cantera Point Townhome Development by D.R. Horton, Inc. This 91-unit development, planned near Ferry Road and Warrenville Road, poses serious risks to the character, safety, and sustainability of our community.

 

 
❗ Why We Oppose Cantera Point:

 


🚓 Strain on City Services
The fiscal report grossly underestimates the long-term costs of increased demand on police, public works, and other essential services. The projected $33,300 in annual costs is unrealistic for a development of this scale and will likely lead to higher taxes or reduced service quality for current residents.

 

🚗 Increased Traffic and Safety Hazards
Warrenville’s roads are already congested, especially near the Cantera development area. Adding dozens of new households will worsen traffic, increase commute times, and elevate safety risks for pedestrians, cyclists, and children.

 

🌳 Environmental and Infrastructure Impact
The site sits near sensitive areas and infrastructure already under stress. More impervious surface means more stormwater runoff, potential flooding, and costly infrastructure strain. These risks are not being fully addressed.

 

💰 Dubious Fiscal Benefits
The developer’s fiscal impact report relies on optimistic assumptions about property tax revenue and student population. It ignores real-world costs, such as inflation, school capital needs, and service expansion. Residents should not bear the burden of a speculative financial model.

 

🏘️ Community Character at Risk
This high-density development clashes with Warrenville’s established residential feel and open space values. We support responsible growth—but not growth that prioritizes developer profits over community needs and long-term sustainability.
