STOP the 30 meter Cell Tower proposal at McDougall United Church

The Issue

Acadia neighbours, our community’s equity, aesthetics and health are at risk.

1) Equity Depreciation: Using the line of sight formula, and assuming an unobstructed view and flat topography, a person at ground level could see a 30m up to 24km away.  Heritage to Southland is 4.5km.  There are studies that state surrounding property values can drop between 2.5-20%.  Assuming a conservative average home value of 700k, Acadia residents stand to lose 15-150k on average of equity each.  All this for the Church to gain an estimated 15-25k/yr?

Journal of Real Estate Finance and Economics 2018, all homes within 0.72km declines by 2.46% on average, and 9.78% for homes within the visible range
National Institute for Science, law, &P Public Polic7 (NISLAPP): 94% of homebuyers and renters are less interested in properties near cell towers, documenting price drops of up to 20%
Environmental Health Trust (EHT): homes can lose up to 20% of their value
2) Location/aesthetics: this location is unique in that it is proposed to be relatively inner community compared to other cell phone towers.  I encourage you to look at the below link or google “cell phone tower map”(https://www.ertyu.org/steven_nikkel/cancellsites.html?lat=50.966281&lng=-114.043407&zoom=13&type=Roadmap&layers=t&pid=0&ds=0

- private landowners are pursed first, then the city.  This is only the second private owner approached as they work their way down ideal locations

- With city land being a secondary option, the community may have more oversight, and revenues could potentially have a more transparent and direct community impact then the proposed beneficiary

- there is a school and park across the street.  Generally, municipalties deam these types of locations are deemed not suitable for these cell tower proposals

3) Health risks: The proposal is compliant with the Federal Regulator under Section 6.  However, a lot of community members have concerns about research that suggests otherwise.
