The Issue
We, New City residents, strongly oppose the proposed 17-home affordable housing project at 55 Schriever Lane. This development threatens to disrupt the character and tranquillity of our beloved neighborhood. New City is known for its close-knit community feel, peaceful surroundings, and beautiful landscape. Introducing a dense housing project in this area will undoubtedly change the fabric of our community, which many of us fear and wish to prevent. Beyond altering the neighborhood's character, the project poses practical concerns.
> Environmental degradations and considerations are also critical here. Despite promises of preserving the wetlands, the risk remains significant. The area's natural habitat for wildlife and plant species would be jeopardized, possibly leading to long-term environmental harm. In a time when protecting our environment is more crucial than ever, we must question the potential ecological impact this construction might entail. Increasing stormwater runoff and flood risks from overdevelopment.
> Existing water, sewage, and electrical systems may be overburdened from overdevelopment from New City Dam and storm sewer system on Collyer Ave thru Bonnie Ln, Elyse Dr, and Schriever Ln, to Demarest Kill County Park on New Hempstead. Also another creek that runs thru Schriever from a residential area starting at Virginia St, to Braemar Ln, Carolina Dr., Gloria Ct. Schriever Ln, Elinor Pl, Esquire, to Demarest Kill County Park on New Hempstead Rd, New City.
> Property values and Loss of Neighborhood Character in the area are another concern. Many families have invested in homes here, valuing the stability and charm New City offers. A substantial development project could fluctuate property values, potentially leading to decreased desirability and financial appeal for our homes. Sharp shift away from single-family homes and long-term residents. Architectural inconsistency and urbanization of a suburban area.
> Our local roads, already experiencing congestion, will face further strain from the increased traffic such development will bring. Vehicles using residential streets to bypass congested Main Street, use Schriever Ln, Elyse Dr, Bonnie Ln to Collyer Ave often without being residents or visiting local businesses.
> Parking shortages and overflow parking on streets not designed for high-density housing. Potential for blocked driveways and reduced access for residents on narrow residential streets.
> Schools, which are already operating at or near capacity, might struggle to provide quality education with an influx of new students.
> Street lights, our neighborhood currently has little to no street lighting, which poses serious concerns for:
Public safety – Poor visibility increases the risk of accidents and makes residents, especially children and the elderly, more vulnerable to crime or injury during early morning and evening hours.
Security – Dark streets are more attractive to criminal activity, including vandalism, theft, and trespassing.
Community well-being – The absence of lighting discourages residents from walking, biking, or engaging in neighborhood activities after dark, reducing community interaction and quality of life.
We implore the Town of Clarkstown and the New York Department of Environmental Conservation to reconsider this project. Explore alternative options that would support affordable housing goals without compromising our community's integrity, environment, and residents' well-being.
