Stop Rezoning of corner lot of Gracemor (7501 NE 48th St) from Residential to Industrial

The Issue

GRACEMOR IS NOT TIMES BEACH! GRACEMOR IS NOT LOVE CANAL! STOP IT NOW!

We strongly oppose the proposed rezoning of the corner lot at 7501 NE 48th St, from residential zoning to warehouse/industrial. This lot is located at the corner of NE 48th Street and I-435, leading into the Gracemor-Randolph Corners Neighborhood ("Gracemor") in Kansas City, MO. This change would drastically affect the quality of community life, devalue the properties in our neighborhood, and more importantly prevent positive and enriching development that would strengthen our neighborhood. 

Currently, Gracemor is home to roughly 3,400 people, mainly families. A large developer plans to build an industrial park at the entrance of our neighborhood. Their proposed building would tower over our homes at 40 feet high and be surrounded by almost 60 tractor trailers. Our hidden neighborhood risks being transformed into an industrial park where potential issues like traffic congestion, noise pollution, and environmental degradation could prevail.

The proposed development places industrial and warehouse activity between hundreds of children and the local high school within walking distance. It prevents much needed amenities from being developed to promote and enrich our neighborhood, such as a grocery store. Lastly, it would increase noise levels and traffic in the community. 

We're challenging our city planning commission not to compromise our residential peace, our safety, and the potential for noise pollution. We implore the City Council of Kansas City to consider our plea for maintaining the residential status of 7501 NE 48th St and vote against re-zoning.

The proposed development could contain hazardous material, radioactive material, solvents, carcinogens, and other hazards common in an industrial setting. Gracemor Elementary is just over 1,500 feet from the proposed industrial site. Not to mention the hundreds of homes filled with children even closer than Gracemor Elementary.
