The Issue

I live near 9500 Ligon Mill Rd in Wake Forest, NC, a community that is currently facing a proposed development project. The developers are planning to build 76 townhomes on this parcel, but this plan necessitates the rezoning of the area. As a resident invested in the responsible development of our town, I am deeply concerned about this proposal.

One of the significant issues here is that the developers are not conducting a traffic study, nor are they committing to make essential road improvements. Ligon Mill Road is already a high-traffic thoroughfare, and the addition of 76 townhomes will significantly exacerbate the traffic issues we already face. It is crucial that any new development take into account the existing infrastructure and the capacity of our roads.

It is essential to balance development with the quality of life for current residents. While we are not opposed to development, it should be done responsibly and transparently, ensuring that it does not adversely affect our community's livability and safety.

We need your support to urge local authorities to reject this rezoning application until there is a concrete plan to address traffic concerns and ensure the development is sustainable. By signing this petition, you are taking a stand for a responsible and thoughtful approach to development in Wake Forest. Please sign to help us protect our community.

Thank you to everyone who has taken the time to share your thoughts on the proposed rezoning at 9500 Ligon Mill Road — whether by signing this petition or by reaching out to me directly. Your feedback is an important part of how I make decisions, and I deeply value hearing from the people I represent. As an elected official, I have to balance the many perspectives and interests that come with any development proposal, while also working within the bounds of state and local law. In this case, one point I want to clarify is that the law does not require a traffic study for projects under 100 units, so we cannot require the developer to conduct one. The petition also mentions sustainability, which I want to learn more about so I can be proactive in exploring possible solutions. I’m especially interested in ways we might work with the developer to address or alleviate some of those concerns. At the same time, I have to keep in mind the broader challenges we face as a community — including the need for more housing and lower costs — and weigh those alongside traffic, sustainability, and neighborhood impacts to make the most balanced decisions possible. I look forward to continuing this conversation — both in public meetings and one-on-one.
