Stop Provincial Government from circumventing Municipal building codes

The Issue

Developers are trying to maximize profit by hiding behind the political hot topic of  housing shortfalls. The provincial government is allowing developers to bypass municipal checks and balances for proposed building projects.

This short sighted easement of municipal due diligence on development will leave us with all sorts of negative repercussions well into the future, all while the developers are long gone with their profits. 

Currently the provincial government is allowing 189 Dundas West Village Properties Ltd to override the City of Mississauga planners’ concerns and issues with their proposal by going directly to the provincial Ontario Land Tribunal to obtain rubber stamp approval to their proposed changes. Changes that ignore the impacts to the surrounding community, including ignoring the balance of high density adjoining low density neighbourhoods. Issues include child safety from increased traffic onto residential streets, crime, emergency response wait times, etc. 

We are in a time crunch to take action and stop over development above current building models. We have a response time of November 1st to try and have our voices heard!

We the undersigned, are opposed to the amendments being requested by Augend 189 Dundas West Villiage Properties Ltd. to the development proposal for the property at 189 Dundas St W.

Specifically, we oppose the use of 3061 Parkerhill as an access route to this high density development and the height extensions being requested on the three proposed condominium towers.

The specific piece of the amendment to 3061 Parkerhill Rd. is looking to turn this single family home property into an access road for the development. This in effect would turn a residential street (Parkerhill Rd) into a high use thorough-fare for the residents of the condominiums, bringing increased traffic to Parkerhill, Confederation and Anastasia respectively; the latter of which already suffers from non-resident traffic issues from drivers trying to circumvent the 4-way stop (at Hillcrest and Parkerhill) use Anastasia as a shortcut, putting residents and children safety at issue. Access in and out of a high density dwelling (in this case three) should be onto/from a major thoroughfare.

The change in height amendment is being opposed on the basis of the excessive height being immediately adjacent to single family homes, bringing with it the severe impacts of environmental changes including but not limited to: wind vortexes, shadowing, excessive noise, garbage, wildlife.

Additional concern that are already experienced with past high density housing developments include increased property crime and drug use.

The additional “stories” being requested translates to more units which in-turn compounds the issues/concerns being raised by this petition.

While housing is a major political issue for all three levels of government, a proper balance between future needs and existing residents must be considered. Today’s decisions impact our futures forever.
