The Issue
This petition serves to oppose the Grand Etowah mega development proposed by Real Estate developer Macauley Investments of Atlanta. Email questions and request for more info to grandetowahinfo2@gmail.com.
Living amidst the serene landscape of Sutallee, GA, many of us cherished the tranquility and natural beauty that drew us here in the first place. Some of us have been here for generations, while others made a conscience decision to settle down in the countryside, seeking solace away from urban chaos. However, our peaceful lifestyle is currently at risk due to the proposal of a massive master-planned development off Hwy 20 that threatens to disrupt the harmony we cherish.
This area is currently zoned as Agricultural, with only 1 home per 2 acres. The proposed re-zoning will allow for 4 homes per acre, resulting in the construction of 2,950 new homes, plus an 80-key hotel and 50,000 square feet of retail space. While developments such as these might bring economic growth, it's important to consider the heavy toll it will take on local residents, especially with the anticipated surge in traffic and strain on public infrastructure.
Hwy 20 is already notoriously dangerous and congested, and adding more vehicles will make it nearly unmanageable. Our roads are in poor condition as is, and the increased traffic will only exacerbate these issues, putting our safety at further risk. Our community would be under construction for years on end.
In addition to the traffic concerns there are also environmental concerns.
Lake Allatoona is a concern as there are several unnamed creeks, along with Illinois Creek Clear Creek and Miller Creak that run from the proposed 750-acre property into the lake. There are likely wetlands along those creeks that will need to be left undisturbed. Further the amount of potential sediment flowing from the property into the lake is of great concern. Lake Allatoona cannot handle any more sediment than what is currently there. The Towne Lake, Bridgemill and Sixes Rd. developments added a great amount of sediment to the lake back on the Cherokee County side of the lake.
Endangered/Threatened wildlife. There are Grey bats on the property that are endangered, and the developer would need an incidental take permit from the US Fish and Wildlife Service. Further, what other wildlife and plants are on the property that would need to be monitored? A study would need to be done to ensure that the wildlife is not damaged or killed off due to the proposed development.
The Traffic Study does not appear to be readily available within the DRI that was submitted, we the people, most affected would like to see the completed traffic study.
Education-Can the current school system handle the additional 2950 homes being proposed in this area?
It's essential to weigh the development's potential impact on our environment and community well-being. The sprawling nature of this plan will encroach upon the lush greenery and boundaries that define Sutallee's rural character. We must consider sustainable growth and alternative solutions that won't jeopardize our countryside lifestyle.
