Stop Overdevelopment in our LGA by saying NO to the Planning Proposal at Harp St Campsie.

The issue

Regarding PP-2024-1399 : 11 Harp Street and 5A and 11 Elizabeth Street, Campsie. 

The developers aim to exploit the IN2 zoning restrictions by seeking additional usage rights, enabling the build of businesses and hotel/motel style accommodation outside of the permitted usage type and also for the FSR (Floor Space Ratio) to be ameded from 1:1 to an alarming 2.1:1 so they can build multiple buildings up to 38.5m high, transforming our peaceful locale into an overbuilt area. 

 

I'm all in support of businesses and the hard working locals looking for investment opportunities but not where we don't have the infrastructure to support it and it is not done in an ethical way. This Investor is aiming to buy a large part of our local land (around 35,000 m2) and build up to 38.5 metre high buildings on it raising a number of concerns for the community: 

 

1. Traffic and Roadwear - This proposal will add thousands more cars to the area increasing traffic congestion, reducing parking and creating more potholes which council are already struggling to maintain.  

 

2. Potential Flooding risk - There is currently insufficient waterways to support the proposal. The road floods near Canterbury Hospital every time we have heavy rain, this could increase significantly if not managed right when the new accomodation and businesses are built. Building a new sewerage system will be very costly and cause major delays on our roads. 

 

3. Pollution and Hazard - If all proceeds to the development stage the Construction will take months if not years to complete creating pollution and debris as well as ongoing noise pollution. 

 

4. Privacy and Shadowing - There are residential households and businesses that will lose privacy, sunlight and views. The Developers should have at bare minimum offered to allocate some funds to upgrade neighbouring residents' windows for privacy, protection from noise pollution, and other hazards and consulted those directly effected to gain their support or buy them out if they are not comfortable as the development will likely cause depreciation of their homes and a significant change to the their livelihood. Instead they have made false and misleading statements in their proposal and in The Council Chambers meeting in November 2023 to deceive the Community and Approvers into progressing their plan. 

 

Please provide your support by signing this petition to preserve the character and tranquillity of our area and say NO to this proposal.
