Stop Overdevelopment in Lutana & Hobart's Traditional Suburbs

The issue

Hobart's traditional suburbs are under threat from inappropriate overdevelopment — and residents deserve a meaningful say in what happens to their streets.

We support housing that is thoughtfully designed, appropriately scaled, and considerate of the neighbourhoods it sits within. What we oppose is the cramming of maximum dwellings onto blocks designed for one — driven purely by developer profit, with no regard for existing residents, established trees, wildlife, privacy, or neighbourhood character.

This campaign began on Wattle Avenue, Lutana —  one of inner Hobart's most characterful streets, designed as part of a planned garden village in the early 1900s. When developer interest in a local property led to the clearing of a large, mature garden — destroying bird habitat and affecting neighbours' privacy — it brought into sharp focus a threat that streets across greater Hobart are facing.

The impacts of overdevelopment are real and lasting:

  • Loss of established trees and wildlife habitat that took decades to grow
  • Overlooking of neighbours' gardens, living areas and bedrooms
  • Increased traffic and noise on streets designed for far fewer dwellings
  • Pressure on stormwater and services built for single households
  • Permanent change to the character of streets that can never be undone
     

We are calling on Glenorchy City Council, Hobart City Council, and the Tasmanian Government to:

  • Strengthen character protections in established residential zones
  • Protect significant trees before development begins — not after they've been cleared
  • Restore meaningful community representation rights in the planning process
  • Direct higher-density development to appropriate locations near transit and town centres — not into quiet suburban streets
  • Require genuine community consultation before plans are finalised


Under Tasmanian law, any person can lodge a representation against a development application — you don't need to be a direct neighbour or property owner. But the notification window is short. This petition adds your voice to a growing community calling for stronger, fairer planning protections before it's too late.
