The new owner of the property at 2599 Oak Park Road has submitted an application to host up to 4 annual festivals.

• Property is zoned A1 Agricultural this is a commercial endeavor not ag.
• Venue is surrounded by 4 neighborhoods; Malvern, Crestview, Fox Ridge, and Happy Hills.
• Negative impact to the neighbors property values.
• Will bring heavy traffic and damage to Oak Park, and Fishback roads. 
• Light and noise pollution to our quiet and rural area.
• 1st Event: Frost Fest - Nov 2025 - Feb 2026
• Light & Sound Show running till 10pm. 
• 180 vendors 
• 835 parking spaces (Walmart in Ruckersville only has 740 spots).
• 2000-3500 plus people daily.
• Increase of traffic of 3000 plus vehicles daily on top of regular traffic.
• Oak Park and Fishback roads are already narrow dangerous roads.
• 14' foot fence impeding wildlife movement.

Virginia Renaissance Faire - Opening Weekend 2025

"The Maryland Renaissance Festival is a 16th century English Renaissance Festival with the Court of King Henry VIII consisting of approximately 100 craft vendors, 18 specialty vendors, five food vendors, five game vendors and over 230 performers on ten stages. Current attendance is at over 300,000 for the season, averaging over 15,800 per day. All performers, vendors and employees are in period costuming and all twentieth century items are hidden. Each vendor purchases or leases, subject to availability, a shop or outlet at the show and agrees to adhere to any and all requirements of the festival and local government. The festival is situated on its own 120 acre site, 25 acres are used for the village and 85 acres are used for parking."
