Stop development at 41st and US 1 in Vero Beach

The Issue

The Indian River County Planning and Zoning Commission is currently reviewing a propsal (Schwerin Grocery & Fuel Resub #1-SP-26-0101) to develop a big box store (over 50,000 sq.ft.), a fueling station, and a liquor store with over 200 parking spaces at 41st Street and US 1. With the main entrance on 41st Street.

This proposal threatens to disrupt and alter the character of our surrounding and peaceful neighborhoods on 41st. 

Key concerns:

Traffic congestion:  This development will bring about a significant increase in traffic congestion. With already busy streets, adding a commercial hub at this intersection will exacerbate an already challenging situation. The constant flow of customers to such a facility will only result in longer wait times and increased risk of accidents.

 

Environmental Impact: Moreover, the 24/7 noise pollution from a bustling store and fuel station will shatter the peace that defines our community. Excessive lighting, essential for the store’s operation, will not only invade our homes but will also disrupt the natural activities of local wildlife. Our community has worked hard to be a welcoming place not only for its human residents but also for the animals that have made this area their habitat.

Public Safety concerns: We also cannot overlook the public safety concerns. Increased traffic and a new liquor store are likely to lead to a higher risk of crime. Our community needs to feel safe, and adding such elements to our neighborhood does not align with that priority.

Emergency vehicle access: Additionally, the increase in traffic will negatively impact emergency vehicle access to the nearby hospital. Ensuring quick response times can make the difference in life-threatening situations, and we cannot afford to sacrifice this for the sake of commercial development.

We are not against progress or development, but it must be done thoughtfully with consideration to how it impacts existing communities. We urge you to reconsider the location of this development. There are alternative sites that would not disrupt the harmony of residential areas or create unnecessary chaos for the community.
