STOP B-3 big business re-zoning in a residential area in Derby, KS

The Issue

All Derby residents who value the character of our community should be concerned by a B-3 big business re-zoning as it is in direct conflict with Vision Derby 2040. Residents in the area surrounding the lot west of Rock and Meadowlark, between the golf course and Stutzman's will be negatively impacted by a B-3 big business re-zoning. Derby residents who utilize Meadowlark (driving, walking, etc...) and/or the intersection of Rock and Meadowlark will be negatively impacted as well. 

Traffic will increase by 400-600 daily trips on Meadowlark and this will include semi-trucks utilizing Meadowlark - a predominantly residential thoroughfare. A traffic study has not been conducted and there is no plan in place to handle the increased traffic flow making a B-3 big business re-zone dangerous. It will endanger residents who use the sidewalks along Meadowlark daily - elderly, families, and youth alike.

The environmental impact of a B-3 big business re-zone will be catastrophic to the tens of thousands of square feet that are home to mature oak trees, whooping cranes, Monarch butterflies, owls, and other wildlife. Migratory birds, like the Whooping Crane and Big Horn Owl will face risks, requiring federal compliance. Stormwater pollution could further damage ecosystems in a very ecologically sensitive area. There is no runoff control in the area.

Home values in several surrounding residential neighborhoods will plummet if a B-3 big business re-zone is passed. Noise, traffic, and obstructed views will decrease 1,000 - 1,500 homes' values 5%-10% ($12,500 - $30,000).

The community's character will erode if a 45,000+ sq ft retailer builds on this lot as it conflicts with Vision Derby 2040’s residential focus, threatening Derby’s small-town charm and tranquil lifestyle.

The economic loss will harm local business. Locally owned businesses, like Stutzman’s Nursery, may lose customers to a corporate chain. Infrastructure upgrades could raise taxes, outweighing temporary job gains.
