Stop Apartments Apartment Buildings in Englewood Single Family Neighborhoods

The Issue

In November of 2023 the Englewood City Council and Planning Board adopted an overlay zone policy as part of a lawsuit waged against Englewood by Fair Share Housing.  This overlay zone calls for approximately 5000 units to be built in order to meet our requirements of approximately 1000 affordable units.

This overlay zone which includes areas currently zoned for single family homes such as Glenbrook Parkway, now creates the opportunity for developers to build apartment buildings in these neighborhoods.  An example of this is the Alfred Ave project, off Route 4, in Teaneck, that abuts the Englewood border. The building of apartment buildings in these neighborhoods will destroy the character of our communities, create added dangers for residents, increase environmental hazards, and destroy neighborhoods.

As residents of this City we want to be clear that we oppose

• Demolishing homes in single family neighborhoods

• Building apartment buildings in single-family neighborhoods or next to single family homes

• Building apartment buildings in flood zones or flood prone areas

• Building apartment buildings in neighborhoods that are identified as overburdened communities by the Department of Environmental Protection

We do NOT support or believe that our public schools and city services (police, fire, DPW) can withstand the addition of up to 10,000 people

We do NOT support or believe that our existing infrastructure can withstand added development or up to an additional 10,000 people

We demand that our City leadership, including but not limited to the Mayor, the Council, and the Planning Board contest the Fair Share Housing settlement to redo the overlay zone policy and that the Master Plan specifically state that there will be no development in single family neighborhoods.
