Setting Community Standard Rental Prices in Dahab

The Issue

We, the residents of Dahab, are calling for fair and reasonable rental pricing across all neighborhoods.

Over the past few years, rent prices have skyrocketed because of brokers, inflated listings, and the false belief that foreigners should pay more than locals. This has made it increasingly difficult for long-term residents, workers, and families to find decent, affordable housing.

We believe that a clean and functional home with working appliances and safe, livable conditions should never be treated as a luxury.

We propose the following as a fair and standard rental price range for Dahab:

Studios: NO MORE THAN 5,000 EGP per month.

Since the minim wage in Dahab is around 10k, people should still have the right to find a place to sleep and eat something.

1-bedroom apartments: 7,000–10,000 EGP, depending on size and whether they include a garden
2-bedroom apartments: 10,000–13,000 EGP, depending on whether they include a private garden, rooftop, both or not.

 

🚫 Unjustified price hikes elsewhere just because “foreigners also live there.” 

These Prices should NOT increase in non-touristic, inland, or residential areas like

Assalah, Mashraba, Ard al Gameya, Old and New Mubarak, Tanmeya, El Geish, Hamdi Falafel, Football club area, Future School Area and Madina. 
 

Those areas are meant for residents, not short-term visitors.
 

Property in or near the tourist areas, such as the beach, promenade etc. can increase depending on the property size

These prices should apply equally to Egyptians and foreigners. Anyone who lives, works, and pays bills in Dahab should be charged the same fair rate, regardless of nationality. This prevents landlords from prioritizing foreigners who pay more, which often leaves Egyptian tenants with no options at all and end up kicked out.

 

In addition, we believe the following conditions should apply to all rental agreements:

  • All listed apartments must include working, clean, and decent furniture and appliances that do not rust, break, or stop functioning within weeks of moving in.
     
  • Deposits should not exceed half a month’s rent. The purpose of the deposit is to cover small damages if they occur, not to double the tenant’s payment upfront. If a property is properly maintained and equipped with quality furniture, there should be little need for repairs.

 

  • A written rental contract must be signed before moving in to protect both the tenant and the landlord and ensure all agreed terms are respected.
     
  • All apartments must be well-maintained, properly cleaned, and ready to move in. Not filled with broken furniture, stained walls, or filthy mattresses.
     
  • Properties listed for rent should meet a minimum standard of hygiene and maintenance, with clean furniture, working fixtures, and safe living conditions.
     
  • A “furnished apartment” should mean a clean, functional, and well-kept home. not old junk furniture, damaged equipment, or unhygienic rooms.
     

🚫 Fraud and Scam Prevention
Many brokers on Facebook and rental groups falsely claim to be property owners to attract clients, inflate prices, and charge hidden fees every month. To protect our community from these scams, we must all follow and enforce the agreed rental standards listed above.

Any post that:

  • Does not clearly include the location and price
  • Lists rates higher than the community-agreed average
  • Appears to come from a fake or duplicate account

should be reported as a scam and commented on with the word “SCAM” to warn others, especially newcomers who may not know the real prices. Repeated reports will help remove fraudulent accounts and keep Dahab’s housing market fair and transparent.

 

By signing this petition, we stand together to:

Establish fair, standard rental prices in Dahab
End the “local vs. foreigner” price gap
Promote transparency and accountability in rental listings
Protect both tenants and landlords through clear, written agreements
Maintain a balanced housing market that supports everyone living here

Dahab has now around 15,000 residents, which is more than enough people to make a change if we all stepped together at once.

If the community agrees on what’s fair and refuses inflated prices, the market will adjust naturally.
