SAY NO to the Overdevelopment of Land at 345 Drum Point Rd

The Issue

WE NEED TO SHOW UP & STICK TOGETHER to speak out against the request for a land variance regarding development of the narrow strip of land situated at 345 Drum Point Rd (see pictures). 


Del Corp Holdings, LLC is asking the Planning Board to waive the 25 foot residential buffer requirement down to 10 feet so they can BUILD THREE TWO-STORY buildings for COMMERCIAL USE between residential properties on a very small strip of land that sits between the backyards of homeowners on Huppert Drive & Leswing (off of Drum Point Road). The buildings proposed are over 30 feet tall & our houses are about 14 feet tall. That is DOUBLE the height of our homes on a tiny strip of land between backyards.

Not only is this a fire hazard (plans are NOT aligned with the international fire code), it will plummet property value for the surrounding homes. The buildings will be significantly larger than any of the homes in the neighborhood which will be aesthetically damaging and obstructive. It will invade homeowners' privacy, create noise/light pollution. If approved there will also be construction for an undetermined amount of time directly in the backyards of residents (think noise, fire hazard, run-off, pollution, debris in residents' backyards, unforeseen complications). This could open the floodgates for these types of variances to be allowed in any Brick neighborhood.

 

This proposal is not within code for the space, (requirement is a 25-foot buffer for any commercial construction that butts up to residential property-- they are proposing 10 feet and asking for it to be granted). This is a detriment to the neighborhood. See the attached letter, pictures of the land. The strip of land noted on the site plans is literally between two streets' worth of homes' backyards. We have building code for a reason, and one of them is to prevent overdevelopment and protect homeowners from business owners who have no stake in the neighborhood & only see profit at the expense of residents.
