The Issue
We, the residents of Winter Park’s Historic College Quarter, request the Historic Preservation Board and the City of Winter Park, FL revoke the variances on 965 Lakeview Ave. Winter Park, FL and put in place safeguards to retain the historic attributes & specifications of our unique neighborhood. Charles Clayton Construction and Johnson Estate Design, Inc. have encroached beyond the legal setbacks of the property. If the legal setbacks are infringed upon, it is in violation of historical zoning codes and damages the ambience & uniqueness of our neighborhood. What this will look like if the project is completed will ruin the streetscape. The proposed structure will leave little room between the sidewalk and home, removing Live Oak trees. This sets a horrible precedent for future development and the preservation of Winter Park's Historic College Quarter. Our community has worked hard to maintain our history through our homes and have raised our kids here. Developers should not be allowed to demolish homes in our neighborhood with impunity. Importantly, the unauthorized demolition of 50% of the structure on 965 Lakeview Ave. was carried out without notification, the required authorization, or prior inspection for hazards such as asbestos and lead paint which can cause serious medical issues such as cancer. The cavalier way Charles Clayton Construction and Johnson Design, Inc. acted in demolishing over 50% of the structure without permission sets a precedent for how further development will proceed in our neighborhood. The Historic Preservation Board is being used by developers to avoid the City of Winter Park's planning and zoning rules and this will have broader implications for our community.
