Save the Leon Creek Greenway Trail Green Space
The Issue
An 11 acre tract of land of some of the most unique San Antonio greenspace area adjacent to the OP Schnabel Park and Leon Creek Greenway is being planned to be rezoned for townhome development. This area is full of heritage oak trees, refuge to multiple wildlife species, and used by the hiking and biking communities as many trails have been created through that tract of land.
ZONING CASE: Z-2022-10700194 (Council District 8)
Date: 2023-04-04, 8:10 PM
The Zoning Commission heard the case today, and voted to approve the re-zoning.
1/ Of the required notices to the homes within 200ft of the area, over 80% opposed, and none approved.
2/ There were over 100 opposition forms mailed in from outside the notification zone!
3/ 21 people called and left voicemails opposing the development
4/ We had a large crowd at the hearing, representing multiple neighborhoods, and expert opinions from geologists, environmental scientists, and aquifer protection specialists.
We still believe that this rezoning and planned development is inconsistent with the community plans for the area, and the planned layout is an abuse of the zoning to bypass rules about density, which will adversely impact the surrounding community.
We're not done yet! The next step is a vote at City Council, and we need you to call your representative and tell them to vote against this re-zoning

ZONING CHANGE REQUEST: A request for a change in zoning from "R-6 ERZD" Residential Single-Family Edwards Recharge Zone District to "PUD R-5 ERZD" Planned Unit Development Residential Single-Family Edwards Recharge Zone District on Lot, P-92, NCB 14667
Land Description to be Rezoned: 11 acre tract of undeveloped land off of Prue Road, 920 foot elevation at a sharp road bend.
Summary of Proposed Rezoning or Zoning Change: Developer is proposing a rezoning for a potential development of 56 attached townhomes (potential lot size of down to 2,000 sq ft lots). This development would be sandwiched between two detached single family neighborhoods (6,000 sq ft and 5,000 sq ft lots respectively).
The Vote Should Be Postponed, or, in the alternative, the Zoning Change Request should be DENIED for the following reasons:
TIME IS NEEDED TO EVALUATE THE PROJECT: All residents and affected property owners should be allowed more time to consider the following factors listed below, and then present their concerns to the zoning commission, the proposed developers, and their representatives. Factors to consider:
a. Inconsistency with the adjacent property as zoned - proposal is for attached town homes zoned PUD-R5 where the surrounding areas are R-5 and R-6.
b. Adverse impacts on the neighboring lands. Everything from property values, nuisance, community impact, aesthetics, effects on infrastructure, effects on the Edwards Aquifer Recharge Zone, and more need to be discussed with the residents and such concerns addressed. Especially the impact to the Leon Creek greenway trails hikers and bikers. This could potentially impede Prue Bend residents from accessing the trail system from the current walking exit.
c. Suitability of the Current Zoning of the subject property in relation to the traffic impact of adding 60 homes and possibly 120 vehicles trafficking Prue Road, which is already congested during Monday through Friday rush hour.
d. Health, Safety, and Welfare of neighbors in relation to development of the land and potential drainage issues from the slope of the property that may arise afterwards.
