Suggested questions for the North Condo owners meeting Thursday May 16 at 6:30 Pm.
This question is for Pat Conors: What is being done to decrease the fines the condo gets from the city from DOB and HPD?
Can our tax abatement be extended? If so, what are the steps being taken in order to achieve this?
Has the board examined adding thermostats and updating the heating system?
This question is for Celia Ramierz: What specific actions by the board have been taken this year to improve transparency? The last few, mailings to unit owners mentioned about efforts to increase transparency. What improvements in transparency can we expect in the next year?
What is the process to give contractors contracts to do work? Are multiple bids from different contractors received before awarding a contract? What oversight is done after work is completed? Facade work has been subpar with little oversight. Will these contractors be barred from doing work for us again?
According to Bret Beuhrer the board voted in favor of the two 25 floor towers to be built where our garages are on E Tremont Ave. Why is that? Why wasn’t unit owner input sought?
Mailing sent out in 2023 stating “The Board encourages communication with the Unit Owners and urges you to directly approach the members of the Board”. However, I have submitted several emails to the board and have not received a response. Can you please advise as to what is the purpose then of encouraging residents to communicate with the board if they will not be acknowledged?
When will the upgraded lighting and camera coverage be completed on E Tremont Ave along the sidewalk?
When will sidewalk lighting and additional cameras on metropolitan ave between purdy street and Red Oak Drive be added?
Does the sponsor pay maintenance on units they own? Do they pay the same amount as private unit owners?
What efforts are being made to reduce a common charge increase?
This question is for the board secretary: Why was the annual meeting held on May 16 when the bylaws states it needs to be held on the 15 of may unless it falls on the weekend?
What can be done with the recycling bins on Pine and Elm drive? A lot of illegal dumping.occurs there.
Has the board looked into installing package lockers? Even if in stages over a few years?
What efforts are being done to catch illegal dumpers?
In the past few meetings owners asked about the condo installing solar panels to reduce utility bills? Has this been investigated further?
What can be done to improve the trash pickup? We need more than 3 days a week trash pickup or it is stored elsewhere the smell is horrendous.
How is the video intercom pilot going? When will video intercoms be installed in all the buildings?
This question is for Juan Torres since he is on the north and south board: When will work begin on the sink hole in the North Ball field? When will work be completed? I do not care who is responsible; it needs to be fixed.
North playground sprinkler wastes metered water. I saw it left on overnight with the gate locked. Can we put the sprinkler on a timer button? Children can press it and it turns on for a set time. They can press it again for more water.
Why is there such a long wait for bulk pickup from apartments? If things are put into halls, stairwells and lobbies it needs to be removed the same day anyway, why can’t we have a better system?
What is being done about package thefts?
Why isn’t mold from leaks through the bricks repaired right the first time? Wall opened up from inside back to the brick, waterproofed and put back in the long run it makes more sense and is cheaper.
