

A member of leadership watched the Dept of City Planning meeting online and part of the plan is to remove the residential building parking requirement.
The developer for 1990 and 2040 E Tremont said their Parking garages will be for Parkchester Condo residents, new building residents and people who use the station. How can their garages hold enough parking?
The developer who also owns the condo buildings they neglect said the height of the new buildings will be a few feet shorter than the heat plant. But in actuality he means it will be a few feet shorter than the smoke stack which is a big difference.

The Dept of City Planning has a survey as well as the city council member please give them your input on these proposed buildings. Our concerns are as follows.

Ruining the look of our historic planned community. Parkchester should be landmarked!
Height: Both buildings are proposed to be only a few feet shorter than our heat plant smoke stack at about 25 floors.
The condo sponsor owns our buildings and garages. If they have money to build new buildings they should make a financial commitment to improving our buildings. New elevators, wheelchair ramps, cameras in the halls, properly fix leaks and mold. We also ask for modernization of our heating system: energy efficient, and thermostat control .We want a sizable upfront financial commitment from the sponsor that will go directly towards capital improvements, as well as an annual financial commitment that will be used for capital improvement.
Will the parking garages built have enough spaces? Will we be allowed to use them? Will the new buildings get priority?
Blocking of lights, views and breezes: Our buildings are close and the new buildings will be almost twice the height of our taller buildings, and over three times the height of our shorter buildings.

North and South Condo Unit owners. We need each and everyone one of you to attend the annual meeting(s) for the Condo(s) you own units in. Please invite other unit owners and renters to our social media. Don’t get discouraged. We also need unit owners to vote and not fill out proxies. Proxies give the board the ability to decide who you vote on.
Please let us know if you have had the opportunity to have a face-face meeting with the Board President or a Cluster Representative. In prior years the board conducted monthly informational meetings, which created an opportunity to speak directly with Board members about quality of life issues and other concerns. These meetings were helpful on many levels and helped with transparency concerns. It is our hope that the Board President and the other elected board members will consider resuming the monthly informational meetings.
In addition, we are asking Unit Owners to reflect on the job the elected Board members are doing as it relates to the power and duties assigned to Board members. Please make sure you vote. If you fill out a proxy the board president will vote on your behalf. I’m sure you would rather choose the candidates yourself.
The Board of Managers have the powers and duties necessary for the administration of the affairs of the Condominium. Some of those duties are listed below; the completed list of Board duties can be found in the By-Laws.
* Operation, care upkeep and maintenance of the common elements
* Determination of the common expenses required for the affairs of the Condominium
* Collection of the common charges and expenses from the unit owners
* Leasing of stores, laundry rooms and other portions of the common elements
* Making of repairs, additions and improvements to or alterations of the Property and making of repairs to and restoration of the Property after damage or destruction by fire or other casualty
We are asking Unit Owners to share their thoughts about the current Board handling these duties. Please be specific:
* Do you feel the board is doing an adequate job of ensuring the upkeep of the property?
* Do you feel the board has your financial best interest as an owner in mind when making decisions?
* Can you get in touch with your board members or did they reply to your messages or calls?
* Are you happy with the current management, do you want to keep the same management company?
If you answered no to any of these questions, you may consider emailing the Board President and Cluster Representatives, or send them certified mail and share your thoughts. They should be accessible to Unit Owners. We also believe it would be helpful to have in-person conversations with the Board President and elected Cluster Representative via monthly informational meetings in addition to in person Annual Unit Owners Meetings.
We have no doubt that the collective voices of the Owners and Renters of Parkchester have had and will continue to influence the much needed improvements for our community. We need to continue to voice our opinions, and raise our collective voices, seeking complete resolution to all of the quality of life issues that affect our community. It is hard to justify yet another common charge increase this year, knowing folks are still experiencing heating, plumbing, and elevator outages in addition to safety concerns. We are glad The North Condo Board sent out a e-bike fire safety notice via email; however, we reached out to management back in May 2023 which is about five months before the deadly fire that occurred in Parkchester. The fire marshal determined the cause to be electrical fire, but we do not have any more information on that. A member of leadership saw Steven Masom in person. He told me they were not required to post this e bike fire safety notice that was published by the fire department. Even if they are not required to post it by law, why wouldn’t they post it in each building? Do they care about resident lives? If they are going to email it in an in newsletter they should post i in the lobby! Shame on them. Email the following people to ask him to post this fire safety post in each building lobby.

You would think all of these videos we see on our Facebook group from residents’ doorbell cameras would prompt our North and South Condo board to address our security concerns, start adding cameras to our halls. We would figure Parkchester Police would use their social media to share videos of package thieves etc so the community can be aware and call it in when we see those individuals. Residents deserve better DPS, management, the board and sponsor needs to step up their game.
Why hasn’t our Condominium Board presidents or elected Cluster Members, made themselves available to have in person conversations regarding the various Security issues that exist in our community. Where are they ? Has anyone had any face-to-face conversations with them? We should have face-to-face access to those who were elected to represent us.
Please speak your mind and tell them what we deserve.

Below is a list of major ongoing quality-of-life issues:
