The Builder Representative recently stated on-record, that they need to hike up the resident capacity with a *large increase* from 286 to 320 townhome units. Builder is not approved for 320 townhome units. Representative’s Quote: We need 320 townhomes to make the numbers work: Unquote. Thereby proving in her own words, that these townhomes do not belong on this small parcel of rural land. Don’t let them get approved for more townhomes! We are concerned for our safety and lifestyle! All townhome units will one day be short term rentals, with thousands of strangers at our doorstep.

Quotation marks below denote the wording from the County Attorney’s Office.
I interpret the verbiage to mean that Commissioners can deny Townhomes for ANY of these reasons:
1. Townhomes “produce an incompatibility or deviation from an established or developing logical and orderly development.”
2. They receive “spot zoning” which means it’s the only land parcel here zoned for hundreds of units. Also, it does not serve a “legitimate public purpose” at this property’s address, of 6600 US1 North.
3. Incompatible rezoning will lead to “urban sprawl”
4. Massive deforestation and construction will “detract from the character and quality of life in the neighborhood by creating excessive noise, lights, vibration, fumes, odors, dust, physical activities and other detrimental effects and nuisances.”
5. Multiple Townhomes “will have significant adverse impact upon property values”
6. REASONS 6, 7, 8, 9, 10, 11, 12, 13, 14 are UNADDRESSED SAFETY RELATED REAL RISKS
According to paperwork entitled, REZ 2021-03 Stokes Landing Townhomes Rezoning, the Office of County Attorney, these are reasons the Board of County Commissioners can deny Stokes Landing Townhomes’ entire project. The Applicant appears not to have met the burden of proof for rezoning so they can erect highrise, multi-family Workforce Housing.
Don’t let the builder slide through approvals because residents couldn’t leave their homes to speak at meetings during COVID. Perhaps the builder was relying on us not being informed or represented. We ask respect from our officials for efforts made by this neighborhood, now that we are actually informed of these townhomes. During the pandemic we were just trying to survive as individuals and not massive corporations, whose sole use of this land seems to be only in their favor.
. REASON 1: We oppose all rezoning /approvals and reject any plan to cram hundreds of units on land that has ALWAYS been Open Rural. We love our wildlife & quiet yards. This intensive townhome development definitely “produces an incompatibility or deviation from an established or developing logical and orderly development.”
. REASON 2: We ask our Commissioners to please not let them surround us with thousands of dangerous cars and massive overcrowding. It’s not in line with the county’s Land Use Consistency, as the majority of this area is residential/open rural and wetlands/conservation. There is a case to be made that 320 units is TEN times more than our decades of Open Rural designation would ever allow. It is spot zoning and does not serve a “legitimate public purpose” at this property’s address, of 6600 US1 North.
. REASON 3: The Board of St Johns County Commissioners have the great opportunity to form a legacy of environmental protection amongst overwhelming congestion and pollution. This is a sacred area with conservation zones and wetlands and a connection to the Intracoastal Waterway. Please deny any building of multi units on any land branching off of Stokes Landing to prevent “urban sprawl.”
We have endangered species and wildlife here that are killed on the road when land is cleared. Housing Developments around us have already driven hundreds of animal out of their habitats with no relocation program we are aware of!
There are 2,000 acres currently for sale elsewhere & a better match for any multi development.

. REASON 4 : The construction and constant noise, pollution and debris will adversely affect our natural environment and the final townhome project will emit toxicity for months. This most certainly “detracts from the character and quality of life in the neighborhood by creating excessive noise, lights, vibration, fumes, odors, dust, physical activities and other detrimental effects and nuisances.”

. We have already gone from living in the country for decades to being pushed out by gun ranges, construction pits, traffic, and constant infringement from the north and south, as well as new airplane flight patterns right over our roofs.
. REASON 5: Such deviations from our rural homesteads “will have significant adverse impact upon property values” as the crowded townhomes are so contradictory to all the private homes that surround it. We all would be better served by keeping our ability to attract like - minded rural homeowners.
Please Consider Several Dangerous Risks associated with Stokes Landing Townhomes :
. REASON 6: No Traffic Impact Study appears to have been done to calculate the *thousands of future nearby community’s vehicles. (recommended 4 mile radius.) Study was requested about a year ago.
. REASON 7: Little 2 lane US1 cannot handle the traffic. Stokes Landing Townhome development alone will have 650+ cars coming & going multiple times every day, right next to several treacherous intersections.
· REASON 8: 45 MILLION tourists driving this 2 lane road per year make it dangerous to pull out already
· REASON 9: Little 2 lane US1 is already the Major Northbound Evacuation Route with No Shelters
· REASON 10: No Pedestrian Safety Assessment was done although there are sidewalk & stores adjacent
· REASON 11: No Traffic Lights nor approved Traffic Plans appear to be offered to keep us safe
· REASON 12: The apparent deficiency of Monies for upkeep of Stokes Landing area intersections (Stokes, Venetian , etc)
· REASON 13: The necessity of researched diagrams of turn lanes, and safe ingress & egress at the townhomes based on current and projected traffic volume.
· REASON 14: The lack of plans presented to widen US1, yet thousand of new homes are in the process of being approved
When all studies are official, it will be apparent that hundreds of units do not belong here
