Save Our Neighbourhood: Say NO to the Six-Storey Apartment Development at 340 St. Clements
The Issue
In our beloved community, we have always thrived on the close-knit feeling of security and familiarity among neighbours. Recently, however, this sense of comfort has been threatened by the proposed construction of a six-storey, 53-unit apartment building at 340 St. Clements Avenue on the north east corner of Avenue Road. This project is not just another construction plan; it represents a severe disruption to the fabric of our neighbourhood.
Firstly, this proposed building blatantly violates several zoning by-laws specifically designed to protect the residential nature and aesthetic of our area. Our neighbourhood zoning laws have been carefully crafted over the years to maintain the low-density living environment that our community cherishes. This high-density proposal disregards these crucial guidelines and threatens to permanently alter the character of our community. Additionally, proposed building height of 23.94 m will create severe overlook, loss of privacy, and shadowing for adjacent low-rise single-family homes.
Another critical concern is the impact on traffic and pedestrian safety. Our neighbourhood is already a busy area, especially during school hours, with children and pedestrians traversing the streets. The proposed minimal setbacks will be less than 1 metre from the sidewalks. An additional 53-unit building will significantly increase traffic congestion and pose a threat to pedestrian safety, especially for children going to and from school. This potential safety hazard is simply not acceptable.
As this is intended for a seniors focused affordable rental building there are no residential parking spots for the 53 units with only two visitor parking spots and no loading zone. This will cause significant disruption to traffic as residents will have to rely on other cars, taxis, ridesharing services, or services such as Wheel Trans to pick up residents. These will have to stop on either Avenue Road or the already congested north east corner of St. Clements Avenue.
We have also seen firsthand in similar developments how these types of constructions can strain existing infrastructure and services, leading to increased demands on public amenities such as water and sewage. The charm and practicality of our residential neighbourhood must be preserved, not overburdened with new challenges.
This development sets a dangerous precedent for future projects that may similarly neglect the needs and wants of the community residents. It is our responsibility to stand firm against this proposal and uphold the values and standards that our community has long represented.
