The Issue
- Large-Scale Development: A 5-story project with 350 rental units and 500 parking spaces is proposed.
- Increased Traffic: The development will bring a significant increase in vehicles (estimated at minimum 700) to the area, worsening the congestion on Mills Road, and resulting in increased traffic on residential streets including Maple Street, College Drive and Dean Drive.
- Rental-Only Market Rate Units: All 350 units will be rentals, therefore no opportunities for first-time homebuyers. Only 32 of the units will be considered affordable.
- Inadequate Parking: 500 parking spaces is insufficient for 350 units, and the overflow will end up parking on surrounding residential streets.
- Privacy and Visibility: The 5-story height of the buildings will impact privacy and visibility for adjoining residences.
- Community Awareness: The community has not been properly informed and consulted about this large-scale project.
Therefore, we, the undersigned, request that the Ventura City Council not approve this project as presented, but rather require applicant to return with a smaller project more suitable for the neighborhood, and which addresses the problems outlined above.
