The Issue

Dear Supporters of Nature and Wildlife Conservation,

Don’t let Stellar Asset Management and Perth and Kinross Council ruin Murrayshall 

The Murrayshall Estate spans 365 acres of beautiful Greenbelt, teaming with wildlife and serving as a sanctuary for many protected and red listed species. However, this idyllic landscape is under threat from Stellar Asset Management, who seek to exploit the area with holiday lodges, timeshares, a warehouse sized Spa and commercial ventures, all at the expense of our environment, biodiversity, and community well-being. 

Stellar’s vision is to “put investors first” and “help investors mitigate Inheritance Tax”. (These are quotes from their website) 

Our vision is to conserve precious greenbelt, enhance biodiversity and prevent Murrayshall being ruined by a complete disregard for the ecological importance of the greenbelt and the vital role it plays in our local ecosystem.

Stellar's detailed plans for Phase 1, have been submitted to Perth and Kinross council despite considerable local opposition, and include a massive warehouse like spa building with approximately 2300 square metres floor area, and in effect 3 stories high!  This covers a floor area of around 3 and a half tennis courts – on Greenbelt land.  A massive warehouse building, alongside 22 glamping pods, circa 70  holiday homes / lodges , sports facilities and an “event space”, demonstrate a blatant disregard for the green sanctity of this space.

Built environment on this scale, on land with many natural springs which drain into the Annaty Burn gives real concern for consequent flooding of the Burn in the village of Scone.  The potential impact on local homes is a huge concern. 

Homes near the Annaty Burn were flooded in October and November 2023. How much worse will this be if the green space of Murrayshall Estate above Scone village is covered with giant buildings and a holiday village housing estate? 

Roads to Murrayshall Estate are single track and already frequently flood. Nearby roads have been impassable due to flooding as recently as April 2024. 

When burns overflow and the surrounding land is very sodden, water many feet deep engulfs the roads damaging the road surface, increasing the potholes, and endangering drivers, vehicles, walkers and cyclists.

A decision in February 2024 by the Perth and Kinross planning committee, included the relocation of a historic bridleway, despite fervent opposition from local and visiting bridleway users and the British Horse Society. This lovely bridleway will be replaced by a “Delivery Hub” for the hotel. The proposed diversion will mean horse riders and other users will be in contention with motorised vehicles transporting goods from the proposed new delivery hub.  The proposed relocated bridleway will run alongside a new driving range with limited visibility meaning significant danger to Horse riders due to whip crack noises from the range. 

Murrayshall Greenbelt is not merely a swathe of land; it is a thriving ecosystem that supports a diverse array of flora and fauna, from pine martens to red squirrels, and buzzards to badgers. The proposed development threatens to disrupt this delicate balance, replacing vibrant habitats with soulless warehouse and housing estate like structures, irreversibly altering the landscape for generations to come.
