
Friday, November 17, Laveen 140, LLC. hosted the Thanksgiving Event at the golf course clubhouse. Fully catered event, food was delicious, entertainment was fun, music was great and the clubhouse atmosphere was awesome! The families, children and neighbors were enjoying themselves and having a great time.
Previewing the golf course simulator was a sight to see. The golf course simulator provided a unique experience and opportunity to learn how each hole of the new golf course will be constructed. Perfect visual design and presentation.
What was eye opening to see was the visual presentation of the golf simulator private rooms, the restaurant bar & grill area and the stunning outdoor patio seating areas. The outdoor dining experience and patio space looked very upscale. The golf course clubhouse will be the perfect gathering spot to enjoy for a bite to eat and drink.
Now let’s cover some things that are being talked about within our community. I heard someone mention nothing is holding Laveen 140 back from beginning the clubhouse renovations and constructing the golf simulator private rooms. The individual said opening the clubhouse restaurant and golf simulator rooms would provide Laveen 140 with immediate income possibilities.
While Laveen 140 begins to make income from the golf course business amenities they can begin to build the first 9 holes they are proposing. While that may be a good idea to consider. The possibility that would be financially feasible is not likely to work. The financial sustainability of the golf course revitalization must include sustainable income sources outside of the clubhouse amenities.
What would provide the best opportunity for the golf course’s long term, financial sustainability is to create new residential developments that will provide quarterly H.O.A. income. A percentage of the new residential developments H.O.A. fees would be paid to fund the golf course’s operations. What Laveen 140 is proposing would provide long term financial support to the golf course via the new residential development’s H.O.A. fees.
I won’t mention your name because I respect a person’s privacy but you should go back to business school because you clearly don’t understand the bigger, financial picture and economics. What you’re proposing is a business model that didn’t work before and wasn’t sustainable.
That’s why the golf course continued to fail. Your concept is relying upon a walk in customer base. While that may work for the short term. That business model will continue to fail and fall short financially. Someone said Cottonfields Community H.O.A. fees are going up.
For the record and you should consult with your Cottonfields Community H.O.A. To the best of my knowledge H.O.A. fees going up in Cottonfields Community has nothing to do with Laveen 140 nor the revitalization golf course project. Laveen 140 has made it very clear, their proposed project has nothing to do with Cottonfields Community H.O.A. fees going up.
As a matter of fact, Cottonfields Community H.O.A. fees haven’t changed for several year’s now. Whether Cottonfields Community H.O.A. fees go up or not has nothing to do with Laveen 140 nor the golf course revitalization. This was discussed many times at various meetings. People within Cottonfields Community stop spreading misinformation.
I am voting YES, I am willing to work with Laveen 140 and I believe what they are proposing will come to fruition within the timeframe they presented. If they don’t produce the REMA agreement is nullified. Cottonfields Community has nothing to lose and a lot to gain by working with these people. It’s worth a shot!
Laveen 140, LLC. thank you for your generosity this holiday season. The events you’ve hosted have brought many of the homeowners and my neighbors within Cottonfields Community together. Your efforts, financial resources and heart are not going unnoticed! Seeing the young kids and children having such a great time reminded me of my childhood. I never grew up in a community with a golf course. I can just imagine how excited the kids within our community would be when they can play golf on their community’s golf course.
The game of golf is a sport for everyone to play and enjoy. People from all walks of life, all ages and backgrounds. In my opinion, the Laveen 140 team has presented the best opportunity to bring back golf to the Cottonfields Community.
