Measure M gives the public a direct voice in the future of Santa Cruz building heights.

OUR 20% INCLUSIONARY does not end up being 20% affordable units once the state density bonus is added. It ENDS UP BEING ONLY 9% - 13% of affordable units. · Measure M does not require a vote for small projects like over height fences and ADUs, or the 5-story homeless housing project in Harvey West - These do not need a zoning ordinance amendment, so no city-wide election would be required under Measure M. · The current zoning will meet the RHNA requirements without building higher buildings.https://www.cityofsantacruz.com/home/showpublisheddocument/96829/638370276916530000 Under the current zoning, the city has identified space for 8,364 units, which is more than double the 3,736 units required by the state to build by 2031 without increasing heights.
· It is important to OFFER accurate information to tell people to vote "Yes" on Measure M to have a say on building heights in the city of Santa Cruz.
· Why would opponents be against Measure M? It could be because the opponents want buildings higher than 12 stories south of downtown and do not want the residents to decide on building heights higher than the general plan allows.

· M does not create sprawl - higher density (5-8 stories) is already allowed in downtown and south of Laurel. Elections under Measure M only happen if developers want to build the 12-, 17- and 22-story towers they have proposed, then the people can decide.
