Hotel developer wants to shift parking costs to City
 
Developers of the proposed hotel on Front St. are proposing to supply just 15 parking spaces, for 150,000 sq feet of hotel space. The plan is for hotel valets to park guests' cars at City parking garages. The closest garage to the hotel would be the proposed new garage on Cathcart St.

We did the math on the parking subsidy for each space in the new garage. The City charges $10 per day for parking in a garage. Assuming an optimistic 70% occupancy, the subsidy per net new parking space in the proposed City garage would be $19.40 per day.

The subsidy is a good deal for the developer, but has bad consequences for the City's fiscal health. The Downtown Parking District has suffered deep deficits since the start of the pandemic. The City projects another deep deficit in 2023.

Measure O would make it City policy to pursue the alternatives to a garage that Nelson\Nygaard recommended to the City: "Modernize parking management and better align parking prices to the cost."
