Dalfen Warehouses in North Frisco at the intersection of Rockhill Pkwy and FM 423 

To the honorable Mayor and the Council Members of the City of Frisco: 

The undersigned citizens of various residential neighborhoods, including Estates at Rockhill, Somerset Park, Hollyhock, Glen View, Frisco Hills, and Valencia on the Lake, and the surrounding area are very concerned about the 3 “last mile” logistics warehouses that are planned in North Frisco at the intersection of Rockhill Pkwy and 423. 

Dalfen Industries is developing these 3 warehouses along with several others in the DFW area. According to an article in the Dallas Morning News, the warehouse development on Rockhill Pkwy will be one of the largest in the region, with over 600,000 square feet. 

This project is going to drastically increase the already present traffic congestion problem. The facility is planned to have parking for 650+ cars and 200+ large semi-trucks. 

The primary concern is the safety of the children that attend the 2 elementary schools, 1 middle school, and 1 high school, which are within 1.2 miles of these warehouses. Many children walk or ride their bikes to these schools and the increased traffic, specifically semi-trucks, poses a major safety concern. 

Nearby residents are also worried about the noise from the hundreds of semi-trucks, the “beeping” from hundreds of trucks and vans backing up at the loading docks, multiple compactors on the property, heavy machinery, idling diesel trucks, etc. Two of the warehouses will be located around 100 feet away from existing homes (1/3 of a football field). 

Further, nearby residents are concerned about air, soil, and water pollution. Air pollution/toxic fumes emitted from the warehouses’ diesel truck traffic will go beyond the boundaries of the property on which these warehouses will be located to the nearby neighborhoods and schools.

At the time of creation of this petition, the Frisco City Council’s response has been there is nothing they can do to stop this warehouse development because the land was already zoned as an industrial district. The City of Frisco also said that they cannot change the zoning of a property without a request from the land owner (even if the property changes ownership), despite the fact that the property is surrounded by residential neighborhoods.

We, as petitioners, and concerned residents, would like the elected officials and employees of the City of Frisco to consider the many negative impacts of this warehouse development on the nearby residents and take the necessary actions to protect the citizens. Specifically, we formally request that the City of Frisco stop this warehouse development and put their residents’ health and safety first.
