Retain the Heritage and Character of Marrickville Illawarra Road Shopping Area.

The Issue

Main points of objection to Development Application (DA201900421) to build serviced apartments from 315-317 Illawarra Road Marrickville.

  • Disruption to the main shopping area for vehicular and pedestrian access during and after construction.
  • Lack of design excellence and not sympathetic with the Federation / Edwardian buildings and shop fronts on this section of Illawarra Road.
  • No affordable rental housing dwellings and no permanent accommodation for residents.
  • Inconsistent with the desired future character objectives for the Marrickville Town Centre Commercial Planning Precinct.

A development application has been re-submitted for 315-321 Illawarra Road, which would demolish existing federation houses and build serviced apartments along Illawarra Roads main shopping area and traffic corridor.

Unanimously rejected from 3 previous applications since 2015 the council concluded that the development is inconsistent with the desired future character objectives for the Marrickville Town Centre Commercial Planning Precinct which would include a diverse mix of shops, bars and restaurants.

The development does not propose to offer any affordable rental housing dwellings. Instead they are proposing serviced apartments which is a loophole to build multi storey buildings without following floor to space ratios with no benefit to the community at all.

In short having been asked to resubmit a plan that is sympathetic with and to preserve the character of adjacent Federation/ Edwardian shop fronts and town centre the developers have re-submitted a similar application which does not address this and the aforementioned issues.
