Residents, Students, and Community against J&H Family Store at Knapp and Pettis
The Issue
J&H Family stores is seeking approval to construct a huge Gas Station and Food Plaza at a four-acre property located at 2383 and 2355 Pettis, across Forest Hills Eastern. The Ada Township Planning Director and Township Supervisor have been approached by the current owner of the property and J&H Family Stores regarding their interests in developing this project. Currently, the property is zoned rural preservation and the township’s master plan would have to be amended by the board to allow for a commercial property to be constructed. There are already many gas stations in our area. The closest one is only 3.4 miles away.
Concerns:
- Health concern: Gas stations emit harmful chemicals, like benzene and other hydrocarbons, which cause cancer. The children at school and residents in nearby neighborhoods will be affected.
Here is a link for more information: Benzene and Cancer Risks - Environmental pollution: Runoff from gasoline spills will enter our aquifers, water bodies, and sewers. This will pollute our water tower, which will ruin school and neighborhood drinking water. Gas will also pollute our air and the smell will permeate neighborhoods. - Increase in traffic and commercial activity: There is already high traffic and congestion problems due to the school and existing neighborhoods. We do not need more. The noise of cars flowing in and out of the gas station and plaza will disturb residents and the school.
- Real Estate Value: Building a gas station will lower the real estate prices of all homes in this area. Many residents have expressed their worry about this problem.
We can fix this problem by coming together as a community and spreading awareness.
