Residents opposing the City of Brampton development file# OZS-2023-0015 and OZS-2023-0014

The Issue

What:

  • City of Brampton has proposed (file# OZS-2023-0015) to amend the zoning at South West corner of Steeles and Financial drive to commercial, medium to high density zoning.                    Proposal of 740 residential units across 5 buildings (16 storeys high) and 28 residential units of back to back 4 storey high stacked townhomes.
  • Proposal at North West corner of same intersection (file#OZS-2023-0014) to build: -15 residential 16 storey apartment buildings; 3,809 apartment residential units.
    -4 blocks of 4-storey, stacked back-to-back townhouses;
    120 residential units.
    -Two 5-storey office buildings;
    One transitional office building with permissions for office and residential uses.

Impacts: 

  • Vehicular traffic increase.
  • Over capacity classes at Eldorado Public School. No high school availability in immediate vicinity of the area. 
  • Possible increase in criminal activities and safety issues for residents. 
  • Infrastructure required to support influx of over 11,000 (with potential to be greater) is not planned or in-place.
  • Many years of construction in the area. 
  • Proposed design and density is not inline with existing neighborhood design and dynamics. 

Required details before the city can consider such proposal:

  • Infrastructure proposals for the area. 
  • Details of proposed units: condos, owner occupied or leasing units? 
  • Completion date and phases. 
  • Addition of community policing station to manage criminal activities. 
  • Medical centre to support Brampton West area. 
  • Traffic management details for added vehicular traffic.

The proposed zoning change is not sustainable for current and future surroundings. The zoning should be low density residential and commercial split up equally. This will allow for a good mix and local job opportunities. There is a need to make more community oriented areas, and the good mix of commercial and residential along with small community based area promoting healthy life styles will bring great value and promote neighborhood living. Rental apartments are not a solution to more housing. 

Streetsville Glen and CopperRidge neighbourhood is designed for single family homes. All along the Mississauga road area, the neighbourhood is single family designs with exception of few residential units as 1-2 storey condos which have integrated well with existing neighbourhood design.

Current  Zoning for the land - the parcel North of Steeles is zoned Office Centre – Section 2027 and parcel South of Steeles is zoned Agricultural – Section 2561.
