Residents Opposed to The High Density ‘Heritage’ at Marvin development in Marvin, NC

The Issue

The ‘Heritage’ at Marvin housing development is a rezoning of a parcel of property near the intersection of Marvin and Newtown Roads. The developer is proposing 68 homes on 47 acres. A new pump station is planned to serve these homes.

The density residents of this area are accustomed to is approximately 1 home per acre overall.  This development far exceeds that average, thus they are rezoning to a much higher density.

This additional ‘load’ will further burden an already overloaded water/sewer system in the area.

Being the FIRST neighborhood of the Marvin ’Heritage’ District (the new town center), this project will set precedent for what is already planned to come after.  If successful, the next 57 homes will surely follow a similar density.  These homes have an average lot width of 70-feet with 5-foot side yard setbacks.  So 10-feet between houses.  The original design they submitted (and was approved) was for 29 homes, a much more appropriate density for this area.
