REJECT The Cemetery Road/Gurley Avenue Project PILOT

REJECT The Cemetery Road/Gurley Avenue Project PILOT
The Issue
NOTICE: As many Lansingburgh residents are aware, there is a development plan for the vacant land on Cemetery Road/Gurley Avenue with an Application for Payment in Lieu of Taxes (PILOT) with the Rensselaer County IDA.
Should the IDA Board approve this PILOT Application in it's current state, the Developer will pay ZERO DOLLARS in new taxes over the first ten years of the PILOT and only a fraction of the current taxes for the last ten years. Currently, this property pays $11,815 in School Taxes to LCSD.
There is a Public Hearing this coming Monday at 400pm in the Quackenbush Building located at 333 Broadway (3rd Floor) Troy NY 12180.
The property in the application by the developer is said to be 90 units of multi-family housing. Assuming a minimum of $1,000 per unit in monthly rent, that is $90,000 per month in revenue or $1,080,000 annually. In short, that money will flow out of the community in it's entirety, with virtually zero support to our educational institutions.
Please consider the future of your tax bill in Lansingburgh in relation to these "deals". Undoubtedly, they would apply to the following properties if developed under "PILOTS"... Price Chopper, Burger King, Leonard Hospital, Standard Manufacturing, and these are just the known potential sites being considered. Consider the cumulative effect from the Hundreds of Thousands in Tax Dollars shifted to you the taxpayer over the next 20-25 years. Consider the unintended consequences that effect all of our children's education as these deals defund local education.
What can you do?
1. ATTEND THE MEETING:
Time-Date/Location: Monday 11/15 at 400PM at The Quackenbush Building, 333 Broadway (3rd Floor) Troy NY 12180 on Monday at 400pm
2. Call the Board Chairman, Robert Pasinella (518) 270-2914, and express your opinion on the PILOT Application
3. Contact your County (City of Troy and Town of Brunswick) Legislators and demand that they represent your interest as taxpayers in opinion letters to the Rensselaer County IDA Board.
4. Contact your County Executive and demand that he represents your interest as taxpayers in an opinion letter to the Rensselaer County IDA Board.
