Relocation of: Proposed Pavilion Project-Ladera Creek

The Issue

HOA meeting on February 29,2024 one of the Association Funded Project in question: Section 4 Pavilion. Cost: $70,000. Location: Corner Ancient Oak Lane and Ladera Creek Trace. Decisions, including signing of preliminary contracts, are in place and moving forward without Homeowner active participation/approval. Why is this important? Homeowners need to actively be a part of such major decisions. Our money is being spent and our community is affected. Location: Corner Ladera Creek Trace and Ancient Oak Lane. Concerns: Affects homeowners in its direct proximity. (Where would cars park, in front of homes on Ancient Oak Lane or block traffic on Ladera Creek Trace?) The facility would be available for gatherings ranging from cookouts, movie night, 'concerts' etc. This was a brief list mentioned by HOA members present. While it all sounds very inviting and beneficial for the community, there are issues to be considered. Homeowner Participation: This project is moving forward without the active participation/approval of homeowners. Our money is being spent and contracts are being signed without our prior knowledge.
Safety/Security: this is a high traffic corner that includes a Stop Sign (frequently reported that cars just fly right through sign). The Pavilion will not have a parking area so where will the cars park? Parking on the street would impede emergency vehicles' free access on both Ancient Oak and Ladera Creek Trace. There is also no sidewalk on that side so how will it be accessed...will children and others be walking on the highly active Ladera Trace to access the Pavilion? Not to mention handicap access. Concerns about this becoming a hangout at night with drinking, smoking, playing loud music etc... who is going to 'police' the area. Conclusion We love our community and would like to keep it as a desirable and affordable place to live in. Our HOA annual fee of $625/yr. is very appealing. If these projects continue, that amount will surely go up. When we purchased our homes one of the selling points was the proximity and availability of Carl Barton Park. It has Pavilions, playgrounds, a pond, walking trails, playing fields and many planned activities for all neighbors to enjoy. The City of Conroe oversees and provides safety and security. Do we need a Pavilion, if so, can we relocate it to a safer area? Our children's and family safety are a major factor as well as property values declining for homes in proximity. Homeowners need to be part of these major decisions. Please join us in setting up a meeting with the HOA prior to any further action on this proposed project
