Reject Zoning Change on Alan Linton Blvd E
The Issue
Our community has been through this before, five years ago, we endured a proposal of a workforce housing building in the middle of the Linton at Ballenger community. This 152 unit senior (65+) building was denied. This land backs directly to Tuscarora Elementary School and is situated amidst a bustling neighborhood filled with townhomes, condos, and single-family homes. Our community is already grappling with significant traffic challenges, making everyday commutes arduous and often stressful. Alan Linton Blvd is a very narrow road, at times it is difficult for two cars to pass one another.
The Frederick Planning Commission has proposed a rezoning change that, if approved, could exacerbate these issues, posing a heightened risk to our safety and quality of life. The proposed zoning designation will change it from the current zoning of Planned Unit Development (PUD) to Mixed Use (MX). We are asking the Commission to reconsider their decision. By rejecting the zoning change, we can preserve the character of our neighborhood and prevent further traffic congestion and safety hazards. It's crucial we maintain a neighborhood where our community members can travel to and from their homes and schools safely.
Moreover, the proximity to an elementary school amplifies the potential risk significantly. According to the National Safety Council, pedestrian accidents near school zones are increasing nationwide, particularly in high-traffic areas. Alan Linton Blvd’s current state already presents difficulties for drivers navigating the narrow streets. Adding to that would only magnify the hazards for our children, pedestrians, and drivers alike.
We propose that the Frederick Planning Commission focuses on prioritizing the community that calls this area home. The land that continues to be threatened to be developed on should remain as it is. Should the commission consider alternatives for this land let it be one of the following: a park for children to play before and after school; a dog park where dogs have space to run and play.
