Reject Venetia Road LLC’s proposal for the Woodbriar development project

The Issue

As residents of Peters Township (including the residents of Sienna Woods and Great Meadows communities), we are opposed to the proposed development plan for the Woodbriar project. The proposed development contradicts the essence of our community, which has a strong legacy of rural character, open space, and natural features. In its current state, Woodbriar seeks to build 80 new single-family homes on a 34.6 acre parcel of land. Our community members have voiced a number of concerns with this high-density residential development project:

High-density nature of the proposed plan disrupts the Township’s traditional agricultural character

  • The density of homes in the proposed Woodbriar plan is significantly higher than that of the rest of our community. For comparison, according to the Planning Committee’s 2021 annual report, there are almost 1.5 times more new residential lots proposed for Woodbriar alone (80) than were approved in the entire Peters Township last year (54).
  • There is insufficient greenspace in the current Woodbriar plan. A significant portion of the proposed greenspace is east of Venetia Road, which does little to reduce the housing density on the main parcel of land west of Venetia Road.

Traffic congestion and safety hazard of the proposed plan to existing residential neighborhoods 

  • Woodbriar plans to open the Wild Briar cul-de-sac as a throughway that connects to Venetia Road.
  • Sienna Woods is a lightly trafficked family community with no sidewalks.
  • There will be significantly more traffic congestion in our community that will result from (a) the large number of new residents in Woodbriar and (b) motorists that will pass from Venetia Road out to most major Peters Township destinations (Bower Hill Elementary School; Recreation Center; Peterswood Park, East McMurray Road, Valley Brook Road, Peters Township Library, Municipal Building, etc.).
  • The current plan will invite hundreds of new vehicles to use Sienna Woods and Great Meadows as a throughway and create congestion, accident hazards, and offensive noise for our community.

Proximity of the proposed plan to existing Sienna Woods, Great Meadows, and other residential neighborhoods 

  • At certain points, the development plans to create lots that that will abut current residents at clearances less than 20 feet with no greenspace planned between the existing, established properties.
  • The massive amount of construction required to develop 80 homes on such a small space will create offensive noise and general disruption for the residents of our quiet, family-centric community.

What can you do?

  • Sign this petition urging the Peters Township Committee and Planning Commission to reject Venetia Road LLC’s proposed Woodbriar plan. By doing so, you can help to preserve the rural character, agricultural lands, and natural features that make Peters Township our community and home.
  • Attend the Peters Township Council and Planning Commission meetings to make your voice heard! The Planning Commission meets on the second Thursday of each month, and the Council meets the second and fourth Monday of each month.
