Reject Grace Resurrection Church's variance request in Cobb County

The Issue

V-152 is officially “Withdrawn without prejudice” meaning it can be brought back at any time. The church has not officially exited this potential property as their new site as it’s still labeled as “Active - Under Contract.” I will update here as more information develops. Living directly adjacent to the proposed development site of the Grace Resurrection Methodist Church on Bill Murdock Road, I am deeply concerned about the implications of granting Variance No. V-152 (2025) for the 6.49-acre land on 3650 Oak Lane, N.E., Cobb County, Georgia. The proposal to waive the requirement that churches must have primary access from an arterial or major collector roadway is not only unprecedented but poses significant concerns for our community. First and foremost, the plan would result in excessive light pollution affecting all properties around the site. The glowing lights from an active site like this one will disrupt the serene, estate-like ambiance that our neighborhood cherishes. The constant illumination would penetrate our homes throughout the night, depriving residents of peaceful evenings and restful sleep. The proposed deviations not only break precedence but also threaten to disrupt our community environment. Having 22 LED light poles planned for installation around this site will cause excessive light pollution affecting the tranquility of our area. Coupled with the anticipated noise from regular playground activities and numerous events, the peace and quiet we currently enjoy will likely be shattered. Traffic congestion is another critical issue. Bill Murdock Road and surrounding streets are ill-equipped to handle the additional traffic flow a church of this magnitude will bring. The roads are not designed for high capacity use, and this variance would exacerbate traffic conditions, leading to potential safety hazards for pedestrians and drivers alike. With the additional traffic congestion that the development would bring, especially since our roads are not designed to handle such volumes, safety concerns arise. These developments will lead to privacy issues, reducing our home's aesthetic charm which we cherish. Let's not forget how crucial this last green parcel is for wildlife, providing essential tracks for deer and other species. The loss of this natural habitat is at stake. Compounding the environmental and quality of life hazards, this development could bring down property values in an area that currently benefits from serene residential settings. The potential for a future preschool on this site further amplifies the misfit of a commercial-type building within a primarily residential community. Many residents, myself included, chose to live here for the aesthetic charm and the investment in retaining a high standard of residential living. The granting of this variance would set a dangerous precedent, undermining zoning laws designed to protect the character and integrity of residential neighborhoods. We must prioritize the community's needs over external interests that do not consider the long-term impacts of their developments.
