The Issue

In my community, I've observed a growing issue that is prevalent across many regions - the rise of informal real estate agents, many of whom are housewives who do not pay taxes on their earnings. It's concerning to see that every household seems to be operating as an agent. Whether you're looking to rent, buy, or lease a property, there is always an 'informal agent' who takes a commission. Yet, this commission isn't always documented or taxed properly, disrupting the genuine businesses that work within the regulations.

Professional agents, who have a RERA number and operate through legitimate companies, face unfair competition. These informal operators take away their business without incurring the costs and responsibilities of running a legitimate operation. This is not just an issue of fairness, but also a loss of potential tax revenue that could be used for the community's benefit.

According to a report by the Confederation of Real Estate Developers Associations of India (CREDAI), the unregulated real estate sector contributes to significant gaps in tax collection. With unregistered agents evading taxes, the government loses substantial revenue each year. This not only harms the economy but also undermines the efforts of licensed real estate agents who adhere to the rules.

The solution is clear: require all informal agents to register for a GST identification number and provide official billing for their services, just like registered companies do. This would ensure a fair market, where all participants pay their fair share in taxes.

Moreover, a comprehensive awareness program should be launched to educate these informal agents about the importance of tax payments and the benefits of becoming legitimate through proper registration and billing practices.

By regulating this informal market, we can protect genuine businesses and ensure more equitable taxation.
