The Issue
Mumbai exempts flats up to 500 sq. ft. from property tax, but this leaves out lakhs of middle-class families in 501–750 sq. ft. homes. Raising the limit will give fair relief, stop loopholes like jodi flats, and show timely support to citizens before the upcoming BMC elections.
Today, only flats up to 500 sq. ft. carpet area in Mumbai are exempt from property tax. While this helps very small homes, it excludes lakhs of middle-class families living in 550–750 sq. ft. apartments. These are not luxury homes — they belong to hardworking families already burdened with rising living costs, school fees, and redevelopment expenses.
The current rule creates unfairness. Many buyers split purchases into two smaller “jodi flats” below 500 sq. ft. each to avoid tax, while genuine middle-class families in a single 501–750 sq. ft. home are penalized. Raising the exemption to 600–750 sq. ft. will close this loophole, bring fairness, and reduce financial stress on honest taxpayers.
The 500 sq. ft. cap is outdated. It was fixed years ago and no longer reflects today’s housing reality — especially when most redeveloped flats start above 500 sq. ft. With BMC elections approaching, this is the right moment for the Government and Corporation to act.
By updating the exemption, leaders will show that they stand with Mumbai’s middle-class families. This change will deliver immediate relief to lakhs of citizens and build long-term trust with voters.
