Time to be accountable
The Issue
We the undersigned, condominium owners of Quayside Tower 4, hereby submit this petition to the Board of Directors to bring to their attention the current severe lack of accountability, oversight, and extremely poor level of service that is provided by the management on both short-term daily operations and also long-term proper servicing and maintenance of the property. We already pay a high monthly condo fee in Tower 4 and even have an ongoing current assessment but somehow we yet seem to have the worst level of service compared to the other towers at Quayside. There is an obvious and evident lack of accountability on all past and ongoing projects. Every scheduled maintenance takes much longer and costs much more than average industry standards, and even the most recent mundane maintenance projects had to be redone repeatedly with tremendous cost overruns, and consistent setbacks, and then still not fixed or completed and any work completed seems to come with no warranties!! Some obvious examples are the pool, pool area amenities, elevators, the condoplex, remodeling of lobby fountains, and the garage area updates, just to name a few. These ongoing issues and setback all supersede Covid and the recent building incident in Surfside that seem to always be used as an poor excuse as to why our building is not run properly. We are clearly not getting the service for the amount of funds we are being charged, and the recent history is an undeniable proof of these shortcomings. The board of directors should also accept some accountability for mismanagement of funds and poor performance of the ongoing contractors hired to perform the building's maintenance tasks. Having said that, we feel that it might be best that any and all increases to the current condo fees and any additional special assessments be put on hold until both the management and the board have established a proven track record of proper accountability for at least one year of successful progress. At minimum, we kindly ask the Tower 4 board to please consider this petition as a request to present the unit owners with the option to Vote on whether to partially or fully fund the reserves for the 2022 budget.
