Puddingstone Ridge Overdevelopment and Clear Cutting - 350+ TREES + 230k sft for TWO HOMES
The Issue
Puddingstone Heights Community is located in Parsipanny Troy-Hills right off of Hanover Avenue on the corner of Shongum Ave (Randolph). It is a community of approx 100 homes that have a neighborhood community club which is run on a volunteer basis and has since 1969.
Next month, the town will decide on granting variances that WILL impact you, your neighbors, and our collective property values.
Here is the punchline:
· The industrious developers, Mossberg, are not done with the slow encirclement of our neighborhood.
· Today, they are asking to demolish the natural barrier between Puddingstone & Greystone and wreak havoc on many fine qualities of our neighborhood.
What does that mean?
· A Berlin-style WALL: They would like to build a wall, that is HIGHER than the Berlin wall was – starting at the NE end of the neighborhood. This, they argue, will enable them to build more homes…
· Clear Cut Forest: they would like to clear-cut 230,868 square feet of Trees, Brush, and Animals - Including dens and nesting areas (for rare birds like the Piliated Woodpecker).
· Dirty Dirt: As a bonus, how about bring in thousands of truckloads of fill dirt? Really, do you think we trust them to bring in clean dirt, and not bury garbage, etc.? We’re not naïve…this is approximately the amount needed to be removed in Ohio from the Norfolk Southern Environmental disaster (24,000 tons).
· Goodbye Privacy: For dozens of homes, they will now have crystal-clear views of the firing range, recycling center, and Greystone.
· Ka-boom: Yeah, we have a lot of rock in this area, get used to explosions.
· New Risk: walls do come down (ex: the retaining wall at Whole Foods center in PTH), and this too will not be immune.
· If these walls fail - who will foot the bill? - the Parsipanny Troy-Hills taxpayers.
· If the excessive water run-off impacts Greystone Park - who will foot the bill? - the Parsipanny Troy-Hills taxpayers.
· If the excessive water run-off impacts downstream waterways that will need to be dredged? - who will foot the bill? - the Parsipanny Troy-Hills taxpayers.
Now the scary part…
· What’s the REAL ENDGAME? They have not shared any plans as to why they are doing this – except to build two new homes. Well, if that’s the case, it’s the dumbest investment in modern history. Millions of dollars just to prepare for two homes…. perhaps that is not the plan. Here are some scenarios:
o Building expansive Townhomes
o Extending the ‘Berlin’ wall’ beyond Pinnacle Road.
o Connecting to Hanover Ave. by threading through the remaining property.
o I’m sure you can add to this!
WE NEED YOUR HELP AND WILL NOT SIT BACK AND WATCH!
The Puddingstone Board and volunteers will do the heavy lift to fight this, and all we ask of you is to SHOW UP at the Town Meetings when the come - more information to follow. That is the most impactful weapon we have – PEOPLE! You, Me, US!

UPDATE 4/20/2023:
We just wanted to give a HUGE THANK YOU to all the people who showed up last night at the Zoning Board of Adjustment meeting. We had an enormous turn out - over 150 folks. Because of the amazing turn out the Fire Marshall had to come and asked the board chair to shut down the meeting. Due to the size of the turnout there now is a May 3rd meeting to discuss where and when this variance application will be heard.
More to follow at a later date - but thank you so much for your support and turn out. It was an amazing show of support and shows the power of our community when we band together.
UPDATE 6/9/2023:
The final date for the variance meeting is WEDNESDAY JULY 19th @ 730PM @ the Parsippany Hills High School. The town needed an larger venue as all our amazing supporters had a great showing back in April. PLEASE MARK YOUR CALENDARS and tell your family and friends - we need to #packtheroom to show our support of the opposition!
On another note, as this opposition continues, the cost of the opposition continues to mount and we NEED YOUR HELP!
