Protect the Character and Stability of the Dogwood East Community - Stop the Apartments
The Issue
Bruno wants to build a 12 family apartment complex in old established R1 zoned neighborhood, contrary to the stated purpose of the recent zone change as proposed by the original requestor of the zone change, which was to build a duplex on the lot in question.
The now proposed structures are at the far edge of a small, established community of single unit homes, only accessed through the middle of the community (Dogwood East and Cedar Street), and is now being targeted to house twelve families in the space of a single lot.
By dumping the proposed complex in the middle of this neighborhood, the traffic is expected to more than double on the two streets (Dogwood East and Cedar Street), after the construction traffic would finally be completed, destroying the character and stability of the community and is opposed to the promotion of orderly and beneficial development of the area. Additionally, the very nature of Apartment living ensures that there will be constant influx of new residents in and out of the units, which is a direct contradiction of the very nature of the current character of the community.
This twelve family apartment complex on a single lot will decrease values of the homes in the community will not promote the safety, comfort, connivence and general welfare of the citizens of the community, and will in fact will damage those virtues.
The goal of this petition is to prevent the construction of the twelve unit complex, and limit the construction to that of a duplex or at least, only one of the three, four unit structures that is being attempted to be squeezed onto the lot, as is the normal for a R2 zone in the state of Arkansas.
