Protect the Art Deco Historic District from a High-Rise Tower at 1501 Collins Avenue

The Issue

We call on the Miami Beach Historic Preservation Board (HPB), the City of Miami Beach, elected officials, and relevant boards to protect the Art Deco Historic District and reject any high-rise development at 1501 Collins Avenue.

1501 Collins Avenue is a historically protected Art Deco property located in one of the most iconic districts of Miami Beach. This area is internationally recognized for its architectural heritage, human-scale buildings, and unique urban character.

Recent claims suggesting that a high-rise tower could be developed on this site have caused serious concern among residents, property owners, and the surrounding community. These claims are misleading. No approval has been granted by the Historic Preservation Board or any other authority to allow a project of this scale.

Allowing a high-rise tower at 1501 Collins Avenue would:

Undermine historic Art Deco preservation protections

Set a dangerous precedent for Ocean Drive and Collins Avenue.
Permanently alter neighborhood scale and skyline
Impact nearby residential buildings (1500 Ocean Drive and Il Villaggio) and the hotel Royal Palm.
Subject residents and hotel guests to years of noise, dust, traffic disruption, and construction impacts on 15 th street . 

Historic preservation exists precisely to prevent this type of overdevelopment. Renovation and responsible restoration are welcome — but replacing or overpowering historic buildings with a massive tower is not.

Our community supports:

✔️ Preservation of Art Deco architecture

✔️ Transparent and lawful planning processes

✔️ Responsible development that respects historic districts

✔️ Quality of life for residents and neighbors


We strongly oppose any attempt to bypass local historic protections through pressure, speculation, or misuse of state laws.

Miami Beach’s heritage is not for sale.
