Protect Pre-Construction Condo Buyers in Ontario: Fairness, Transparency & Accountability
The Issue
Hundreds of us have purchased pre-construction condos in good faith from ADI Developments, trusting that timelines, communication, and processes would be managed responsibly.
Project: REALM – 4853 Thomas Alton Boulevard, Burlington, ON
Instead, many buyers are experiencing:
Rushed Timelines: Closings are being pushed forward without proper formal notice, limiting buyers’ ability to prepare financially.
Lack of Transparency: Communication has been inconsistent, leaving buyers uncertain about timelines, expectations, and next steps.
Limited Buyer Protection Efforts: Minimal action has been taken to secure solutions such as blanket appraisals that could help reduce financial risk.
Last-Minute Changes: Unexpected updates and shifting requirements place the burden and risk entirely on purchasers.
Below-Market Resales by Developer: Units are being sold at prices significantly below original purchase values, in some cases up to 30 percent lower, negatively impacting appraisals for earlier buyers.
Questionable Building Readiness: The visible state of construction appears inconsistent with statements regarding occupancy or closing readiness, raising concerns about reliability and accuracy.
Buying pre-construction is one of the biggest financial commitments families make. Buyers deserve clear communication, reasonable timelines, and proactive efforts to protect them, not added pressure and uncertainty.
Our Ask
Building Readiness and Municipal Accountability
We call on the City of Burlington and relevant authorities to ensure that registration, occupancy, or closing approvals are not granted until the building is genuinely ready and all safety, construction, and readiness standards are clearly met. Buyers should not be forced into closing timelines that do not reflect the actual state of construction.
Investigation and Fair Resolution
We request an investigation into the practices of this development company and demand fair remedies for affected buyers, including reimbursement for financial harm or good-faith renegotiation of contract terms.
Stronger Consumer Protections
We urge legislative bodies to strengthen consumer protection laws in the real estate sector, enforce stricter oversight of pre-construction sales, and implement safeguards that prevent buyers from facing similar risks in the future.
By signing this petition, you are supporting affected families and calling for fairness, transparency, and accountability in the real estate industry.
