The Issue
Protect Our Village. Oppose This Unsustainable Development.
A major housing development has been proposed that would dramatically change the character of our small village. We believe this proposal raises serious concerns about infrastructure, the environment and the ability of local services to cope.
Key concerns include:
• The loss of 77 hectares of productive agricultural land, including 50 hectares of Grade 3a and 26 hectares of Grade 3b irrigated crop-growing land, reducing valuable farmland used for food production.
• An estimated 3,600 additional residents, more than the village's current population, fundamentally changing the scale and character of our community.
• Significant increases in traffic, with up to 3,000 extra vehicles expected to use local roads, despite concerns that M62 Junction 34 has no capacity to accommodate this level of growth.
• No on-site medical facility has been proposed, placing additional pressure on already stretched local GP surgeries and healthcare services.
• The development proposes only 10% affordable housing, despite North Yorkshire Council's policy of seeking 40% affordable housing on new developments.
We are not opposed to appropriate, sustainable development. However, any new housing should be supported by the infrastructure, services and community facilities needed to ensure it benefits both existing and future residents.
