🛑 Protect Our Neighborhoods – Oppose Arcado Road Rezoning in Lilburn (Case RZ-2025-01)

The Issue

We, the undersigned residents, neighbors, and supporters of Lilburn, Georgia, strongly oppose Rezoning Application RZ‑2025‑01. This proposal seeks to rezone approximately 9.44 acres at 4541 & 4535 Arcado Road (and adjacent parcels) from R‑1 Low Density Residential to MU Mixed Use, paving the way for 104 condominiums and over 24,000 square feet of commercial development.

This rezoning threatens the integrity of our community for the following reasons:

- 🚗 Traffic & Safety  
Arcado Road is already burdened with congestion and has been the site of fatal accidents. The proposed development would introduce hundreds of additional daily vehicle trips, increasing risks for drivers, pedestrians, and cyclists alike.

- 🏫 Infrastructure Overload  
Local schools, utilities, and emergency services are not equipped to absorb the strain of a high-density, mixed-use project. This development would stretch resources beyond safe and sustainable limits.

- 🏥 Public Health Concerns  
Increased traffic and reduced greenspace contribute to poorer air quality, elevated noise levels, and heightened stress. These conditions undermine both physical and mental well-being, especially for children and seniors.

- 🌳 Environmental Degradation  
Replacing mature trees and open land with dense construction will accelerate stormwater runoff, erosion, and flood risk. It will also disrupt local ecosystems and wildlife habitats.

- 🏘️ Loss of Neighborhood Character  
Our community is defined by quiet, single-family homes. This rezoning would permanently alter the scale, appearance, and livability of the area, eroding the sense of place that residents cherish.

- ⚠️ Precedent for Future Spot Zoning  
Approval of this application would open the door to further piecemeal rezonings, weakening protections for established residential neighborhoods and undermining long-term planning.

We respectfully urge the Lilburn Planning Commission and City Council to deny Application RZ‑2025‑01 and uphold the safety, health, environment, and character of our community.
