Protect Our Neighborhood: Stop the Rezoning on Vineyard Way

The Issue

To our neighbors in Chateau Walk, Martha's Vineyard, and Woodland Falls,

A developer is pushing to rezone the small, wooded lot at the corner of Vineyard Way and Smyrna-Powder Springs. Their plan is to build a dense, 10-unit townhome complex  but their project is too big for the property and creates serious risks for our community,

  • It Will Make Our Only Exit Unsafe. Vineyard Way is the only way in and out for over 120 homes and condominiums. This development has minimal guest parking, which will force cars onto the street or adjacent parking which has already been an issue for the Martha's Vineyard condo community. This will clog up our main road and could block fire trucks and ambulances when they need to get through.
  • It Will Increase Our Flood Risk. The county's own report warns that "potential or known drainage problems may exist downstream from this site." This is not a future possibility; it's a current reality for the condominium residents who already experience water issues. By clear-cutting the trees and covering the land with pavement, this project will send more stormwater runoff toward our homes and into the Nickajack Creek floodplain.
  • The Project Doesn't Even Meet the Minimum Requirements. The developer is asking for special treatment. The property is almost 25% smaller than the 80,000 sq. ft. minimum required for this type of zoning. They also want to cut the side setback to the property line in half, from 35 feet to just 17 feet, squeezing massive buildings right up against their neighbors.
  • The Property Was Already Rezoned in 2017: The County already approved a rezoning for this exact property eight years ago to allow for duplexes because it did not meet the minimum requirements for high density town homes. The owner chose not to build. Now, they're back, claiming they need a much denser plan with special exceptions to the rules. This is a self-created problem; they are trying to force the County to give them special treatment instead of building what was already approved.

This project sets a bad precedent. If they can bend the rules here, it will happen again.

By signing this, we are sending a clear message to the Cobb County Commissioners: We, the residents who live here, oppose rezoning case Z-25-2025.

The proposed project is in the early concept stages and the county is seeking public input prior to proceeding. The county has a notice regarding the open house on November 19th from 5-7 PM at Cheatham Hill Elementary School.
