Protect Our Neighborhood: Stop the Bailey RV Park/Campsite Rezoning

The Issue

We, the undersigned residents and community members of Park County, Colorado, strongly oppose the proposed rezoning of parcel number R0045370, currently classified as Residential & Commercial, to RV Park/Campground & Rural Center Mixed Use, as outlined in the public notice for hearings scheduled for October 22, 2025, and November 12, 2025, and November 19, 2025. 

Why We Oppose This Rezoning

  1. Water and Septic Strain – Our community’s water and septic systems cannot support a large RV park and campground. The added demand risks depleting local water resources and overloading existing infrastructure.
  2. Traffic and Safety Concerns – Increased vehicle and trailer traffic will endanger pedestrians, cyclists, and residents while disrupting the peaceful nature of our neighborhood.
  3. Wildfire Risk – Introducing campfires and recreational vehicles significantly increases the risk of wildfires in an already dry, high-risk area.
  4. Neighborhood Incompatibility – The proposed rezoning is not aligned with surrounding residential and natural areas. It threatens the rural character and tranquility that residents cherish.

Our Vision for the Land
Instead of allowing commercial RV and campground development, we urge the County to consider community-based recreational use only, including:

  • Hiking and biking trails
  • A disc golf course
  • A public park or open space that encourages sustainable outdoor recreation and preserves the environment for future generations


Our Request

We respectfully call on Park County officials and the State of Colorado to deny Rezoning Application A25-0071 and protect this land from incompatible commercial development.

Let’s keep Bailey safe, sustainable, and community-focused.
